Citadel Enterprises has finished this complete kitchen remodel. We finished the job on time and on budget.

Since the last blog posting the flat screen TV was installed above the sink and a few more of the owners' personal touches were added to the space.

We are proud to announce that this kitchen will be featured in the next edition of Charleston Home + Design Magazine. Look for it in January.

Adding in the Finishing Touches

This West Ashley remodel is complete except for a few finishing touches. For example, the vacate space over the pass-through will house a flat screen television. Over the past week, the crew has touched up the paint, grouted the tile around the pass through and installed all the appliances.

With Citadel Enterprises being close to completing the remodel, these homeowners are adding their personal touches to the space. There are now leather chairs around the bar and a set of chairs in the corner of the kitchen which makes a small sitting area.

Later this week, after the flat screen TV is installed above the sink, we will be finished with this complete kitchen remodel. Here is a quick summary of what was completed in the past 3-1/2 months since we started this project:

Enlarged the kitchen as the center of activity and food for both large and small groups
Incorporated the existing sunroom (structural beam required)
Organized a central cooking center for 1-2 people, with the periphery available for others to help with serving, beverages, etc.; cooking center to include a baking area
Maximized circulation and seating outside of the kitchen work area that allows cook(s) to interact with guests, and allows TV viewing from most areas
Created additional storage, including an organizing center for the kitchen to serve as “home base” for the daily comings and goings of the family
Created a more open relationship with the existing large den using a pass-through, while maintaining existing openings to den, dining room, and utility room
Created a contemporary feel
Integrated the existing hipped sunroom ceiling with flat ceiling of existing kitchen, and incorporate the feel of beamed den ceiling

Close to Completion

After three months, our kitchen remodel is close to completion. More appliances have been installed including the side-by-side stainless steel refrigerator and a 6 burner gas stove.

Looking up, the two beams have been stained to match the room’s color palette. The larger beam is structural, supporting the exterior wall above, and defines the various ceiling shapes that were existing. The smaller beam is decorative only. It was designed to add definition to the existing ceiling and to complement the support beam.

This modern kitchen will also house a flat screen TV and surround sound speaker system. In the photo below, one of our lead carpenters is working on the space where the TV will be installed.

Fixtures and Appliances

This West Ashley kitchen remodel is nearing completion. This past week, our qualified crews installed fixtures and appliances.

Jerry Comer with Jerry’s Tile installed an earth-toned tile around the sink and pass-through. It is called stone mosaic. This tile has many variations in texture and while small it is sturdy. It can also be a challenge to install.

Several of the kitchen’s accessories are now giving life and personality to this updated kitchen. The owner chose a farmhouse under mount sink with oil rubbed bronze bridge-style fixtures that complement the design scheme.

These beautiful light pendants add further personality to the space.

Finally, some of the appliances now grace the space. A double oven will allow this homeowner to cook for her extended family and a warming drawer will help her keep other dishes warm.

Quartz Graces the Counters…

As the remodel moves forward, our various vendors are putting their personal touches on this modern, spacious kitchen. Palmetto Surfacing custom cut and installed the beautiful quartz countertops. These homeowners know that quartz is extremely durable and will increase the resale value of their home.

This particular pattern is called Victoria and complements the “beach” white cabinets with mocha glaze on the exterior of the room and the darker “charcoal” stained maple cabinets on in the inner section of the room.

The Kitchen is Taking Shape

After a week of measuring, cutting and fitting, the kitchen cabinets are close to being completely installed. Our partners at Carolina Kitchens did an outstanding job of installing the many dark wood and light wood cabinets. In the first picture below, note the pass-through between the kitchen and the living room. This will be trimmed with imported tile. Below the pass-through is where the new sink will be placed, to the left will be the spot for the new refrigerator, and to the right are double wall ovens.

During the past few days, the crew also installed this false beam. It will add definition to the existing unusually hipped ceiling, and visually tie the various beams and ceilings together.

In the living room, the new fireplace mantle has been installed. In the next few weeks, the crew will enhance the mantle by adding quartz surround pieces. A high-quality sanded and painted finish will finalize this custom piece.

Citadel Enterprises is on schedule to finish this kitchen remodel in the next four-six weeks. What was once a cramped space is quickly becoming an open and airy kitchen that will be just the right size for entertaining family and friends.

Next - Kitchen Cabinets

Hanna may have threatened the coast this past week, but that didn’t stop the storm of activity in our West Ashley kitchen. This past week, the new kitchen cabinets arrived at the home. Unpacking the cabinets, putting them together and installing is a major task, performed by our project partner, Carolina Kitchens.

There will be two types of cabinets installed in the space. Light cabinets, of “beach” white on maple with a mocha satin glaze will be installed on the perimeter of the room, while darker “charcoal” stained maple cabinets will be installed in the inner section of the room.

Featured are wood dovetail drawer boxes, full extension undermount glides, and other quality cabinet conveniences.

Look up and there is another change in the space. The crew has covered the steel beam with wood. Soon the 600 pound girder will blend into the room, rather than detract from it.

The crew will continue to install the cabinets this week and will continue working on the updated fireplace mantle.

From Top to Bottom – the Ceiling to the Floor…

More than a month into this kitchen remodel, the focus this past week was the floor and the ceiling. Our team spent two days a laying red oak wood floor. They even took the time to pre-lay the floor like pieces of a puzzle to ensure a perfect composition. The homeowners chose this because it is a durable and attractive product. Mid-week, the crew sanded the entire floor, stained it and spread polyurethane.

In addition to the floors, attention was given to painting the ceiling. The crew completed its prep work and then spent several hours painting the new smooth ceiling.

Progress was not only being made in the home, but in Citadel Enterprises’ shop. Our in-house craftsmen began working on the new mantel, according to the design sketch by our architect. The crew will begin installing it this week.

Finally, the new appliances have arrived. The updated kitchen will house a new microwave, stackable oven, warming drawer, dishwasher and stove. They will be put in as soon as the new cabinets are installed.

In the coming week, the team will continue its work on the fireplace mantle, will wrap the metal beam in maple plywood and build a false beam vaulted ceiling.

The work continues in this West Ashley kitchen. The crew has spent the past week installing sheetrock which is a several step process. First, it is nailed to the wood framing. Next, tape and compound are put on the joints, a final skin coat is applied, and then the sheetrock is sanded.

Also this past week, the inspectors visited the home to check the newly installed electricity, plumbing, foundation and framing. Citadel Enterprises passed these inspections. Doing it right the first time is Citadel Enterprises' commitment to its clients. It’s another way we go Beyond Expectations.

One new aspect of the remodel design that has taken shape is the pass through between the existing family room and the new kitchen. In the next few weeks, the crew will finish this out with tile.

In addition to the kitchen remodel, the homeowner asked Citadel Enterprises’ in-house architect, Alice Nixon Burres, to design a new fireplace mantel. As you can see, the crew has demoed the old fireplace and is in the process of updating the mantel. Plus, the crew added a gas line so the homeowners can easily ignite a fire with new gas logs on those cooler evenings.

In the coming week, the crew will concentrate on completing the trim work within the space.

The kitchen remodel is moving forward. The crew spent most of the week rewiring the electricity in the room. They also hung several can lights throughout the room.

This past Thursday, July 31, Channel 5 featured this room remodel during its 7:00 p.m. newscast. The story discussed how a room remodel is the choice of many homeowners in this buyers’ market. It also gave homeowners some tips on what rooms to remodel in order to get the most bang for their buck. Featured in the story were Pete Loy, President of Citadel Enterprises and Julie Long, the homeowner.

Electricity, Gas & Plumbing - The Next Step

The next step for this area remodel is installing the necessities for any kitchen - power for the appliances, gas for the stove and plumbing for the sinks and dishwasher. Over the past few days, several of Citadel Enterprises trusted subcontractors have been working in the space rewiring the electricity, moving the water lines and installing a gas line.

Additionally, the new kitchen layout is taking shape. Inside the now combined space, there is a low wall for the new island. The length of the island stretches the width of the two previous spaces. The remodeling crew will add sheetrock to the inside of the skeleton wall and will put beadboard on the outside of the wall.

In the next few days, there will be a framing inspection to ensure all the changes meet code.

Next - Adding a Steel Beam into the Space

Now that the demolition is almost complete, the next step in the remodeling process for this kitchen is adding a steel beam into the space separating the former kitchen and sunroom. This 600 pound girder will be used for support. As a homeowner, you may be thinking that you wouldn’t want an unattractive steel beam standing out in a room. However, Alice Nixon Burress, AIA, ASID, Director of Citadel Enterprises' Design Divison, who designed the new kitchen, has incorporated the girder into the space. It will blend into the final look of the kitchen, not detract from it.

In addition to adding the beam, the crew again installed thorough dust protection and removed the ceiling in the kitchen area of the space. Although it will again be a sheetrock ceiling, removal facilitates the new electrical wiring, placement of can and other lighting, and will result in a smoother, more uniform finish.

As with all remodeling projects coordinated by Citadel Enterprises, safety is the top priority. The on-site crew takes the necessary steps to ensure they remain safe as does the homeowner. The safety policies of Citadel Enterprises state that all field employees will attend first aid and CPR training; that each jobsite and vehicle has the necessary safety equipment and materials, personal protective equipment and first aid supplies; and that every project manager monitors all subcontractors to assure compliance with the safety performance requirements of the project.

The Remodel Begins With Demo Day!

The remodeling process for this West Ashley kitchen officially began the morning of Monday, July 14.

In one day, after installing thorough dust protection, the demo crew gutted the space and stripped the popcorn ceiling in the sun room.

Gone are the kitchen cabinets, the center island, the wall between the kitchen and sun room, and the wood floor in the kitchen.

As a homeowner, you are probably wondering how one survives the demolition process of a home remodel. There is the noise, the clutter and the dust. You don't have to worry about these tribulations when you partner with Citadel Enterprises. Our crews clean the job site at the end of every day. In this particular home, the crews swept up the space where they were working on Monday. They vacuumed the stairs they used to get to and from the basement and wiped down all the railings leading down the stairs. Keeping the work site clean is one aspect of its business model that sets Citadel Enterprises apart from other home remodeling companies. A Room Remodel – From Start to Completion

Just thinking about a room remodel can be intimidating. So many questions run though your mind - what should be the design of the new room? How much will it cost to get the room I really want? How long will the process take? Will a remodel interfere with my family's daily routine?

Over the next few months, we will document a kitchen remodel from start to finish. Our blog will detail every aspect of the transformation and show how Citadel Enterprises goes the extra mile to make a room renovation as painless as possible for home owners and their family.

The room we will be remodeling is the kitchen of Walt & Julie Long who live in West Ashley. The young couple has three small boys and hosts frequent special-occasion meals to include up to 50 extended family members. Currently, the room is cramped and sits next to a sunroom that is rarely used. Walt & Julie want to include both rooms and create a kitchen that will be welcoming and large enough for entertaining.

Space in the current kitchen is limited and the room itself is not welcoming.

The doorway next to the refrigerator leads to the sunroom.
The wall is a load -bearing wall, but more openness is needed.

The sunroom, which is next to the kitchen, is rarely used by the family.

Here is the second portion of the existing L-shaped counter area.
The pass-through leads to the sunroom.

Beyond this living room wall is the existing kitchen. A pass- through will be added for more openness between the spaces.

This wall will be removed, and a load- bearing beam used. This awkward ceiling detail will be incorporated into the new ceiling and beams, opening to the main part of the kitchen.

To begin the architectural design/build process, the couple met with Alice Nixon Burress - the architect at Citadel Enterprises. After several meetings and dozens of hours of drafting, Alice created the plans for the kitchen that Julie and Walt always wanted.
